Buying a home in the Portland area has adapted well to the changes caused by COVID19. Real estate professionals are responding well by utilizing virtual tools and taking action to ensure safety for buyers and sellers. Overall, not much has changed - some buyers and sellers have put their plans on hold and others have not... this has always been the case, people adjust plans all the time, right? Right. What matters is the data - and the data shows an upswing in more buyers coming to the market, which correlates well with the usual trend of a busy spring and summer real estate market.

On the other side of this, you may be wondering how people are continuing to buy and sell property given the stay at home orders throughout the country. Wouldn't this make things more difficult?

Here are 5 reasons why the market continues to stay active:

1. Some people need to move quickly - Life circumstances haven't stopped. Whether because of a death in the family, a new birth, divorce, financial hardship, a job transfer, etc. Families may need to make a move sooner than later.

2. Virtual Tools - Real estate agents across the country have become very innovative, utilizing technology that allows purchasers and sellers to view homes online, meet with mortgage professionals, or consult with their agent throughout the process.

3. Safety guidelines - Seeing homes in person is still incredibly valuable. Buyers and sellers know this and so do their agents, so they have created guidelines around safely viewing homes to prevent the spread of COVID19. These safety rules also apply to contractors and home inspectors who also need to physically access the home to support the completion of a successful transaction.

4. Low Interest Rates - Buyers understand that mortgage rates are a key component when determining their monthly mortgage payments. Mortgage interest rates are very close to all-time lows and afford today’s purchaser the opportunity to save tens of thousands of dollars over the lifetime of the loan. Buyer's are certainly taking advantage of low rates.

5. Home values for sellers - Home prices/values are remaining firm in the Portland real estate market. This means sellers are able to maintain their negotiating power and sell their home for a rewardable price. We are continuing to see multiple offer situations for homes in desirable neighborhoods around the Portland area.
